Municipal Taxes 2025

This week, municipal tax bills for the year 2025 will make their way from Canada Post to Saint-Lazare property owners.
As announced in December 2024, when the budget for the coming year was approved, the expected increase for the average home is 1.8% (compared to 4.45% in 2024).
Ville de Saint-Lazare wishes to emphasize that this slight increase is not insignificant. In fact, with this reduced increase, the municipal council members wanted to limit the impact of the most recent property assessment.
Following
the property assessment carried out in the months preceding
the current year by an independent external appraisal firm, it appears that the
average value of Saint-Lazare residences has risen from $467,600.00 to
$702,694.00. The municipal council, well aware of the effect of this increase
on the wallets of Lazarois.es, was keen to spare its residents as much
as possible, considering that we are just emerging from a difficult economic
period.
We are aware that the increase in municipal taxes will be higher than average for certain homeowners with specific factors affecting their residence. (e.g.: new access to city sewers and/or water, higher than average house value, etc.).
Property assessment is a mandatory exercise regulated by the Quebec government. (link in French only) It is a major instrument for sharing the tax burden. It also serves as the basis for school property taxation, and is used to allocate expenses between different organizations (metropolitan communities, regional county municipalities, etc.) It is valid for three years or three fiscal years (2025, 2026, and 2027).
We would like to remind you
that municipal taxes are payable in three instalments. Deadlines for
payments are as follows:
- 1st instalment – Monday, March 17, 2025
- 2nd instalment – Monday, June 16, 2025
- 3rd instalment – Monday, September 15, 2025
Whenever possible, you should pay online. However, it is possible to pay by check, cash or debit card at the city hall reception desk.
